North Beach is the area located from Flagler Avenue to the north end of the island at the inlet. Much of North Beach has a protective and beautiful dune line on the ocean side. North Beach ends at Smyrna Dunes Park and the Inlet. There are no businesses a block north of Flagler Avenue to the inlet, making North Beach mostly residential. North Beach offers excellent outdoor amenities and has a variety of architectural styles. Historically, home sale prices tend to be the highest in North Beach. Short term renting (less than 30 days) is not permitted in the majority of North Beach zoning districts.
Central Beach is the area located from Flagler Avenue to 3rd Avenue (where SR 44 turns to A1A). Central Beach offers easy access to restaurants and shopping, as well as fast access to SR 44. It's the neighborhood between the north and south bridges. Central beach is the widest (east to west) section of the island and in some cases, homes will have a bit farther walk to the beach, such as 5-7 minutes walk from river to ocean. Central Beach tends to be the favorite for those wanting to be close to the beach, restaurants/bars, and easy bridge/commute access.
South Beachside is the area located from 3rd Avenue to the south end of city limits (roughly the 4400 block of Saxon Dr and South Atlantic Ave). South beachside in city limits is made up primarily of the number avenues, Saxon Drive, and Hill St. For many homes in this area of the beachside, the walk to the beach requires crossing A1A where it is 4 lanes. The City of New Smyrna Beach has done a great job providing cross walks to give homeowners a safe walk to the beach. South Beachside has a beach walkover access at nearly every street, as well as some wonderful restaurants a short walk away.
Silver Sands is the area located from south city limits to Bethune Beach. Silver Sands is within county zoning. Although it's a small area of the beach, Silver Sands has loads of character, quiet streets and several beach accesses. There are many homes on the ocean and several on the canals that flow to the ICW. Silver Sands is the only section of the beachside that is not hooked up to city sewer, all homes are on septic.
Bethune Beach is located at the south end of the island and ends at Canaveral National Seashore. Residents and visitors love the Bethune Beach area for its natural beauty, coquina sand beaches, proximity to the ocean and estuaries, wildlife, and walkable beach accesses. Between boat ramp options in Canaveral, JB's Fish Camp, Bethune Park, and the beach, there's always an outdoor activity to enjoy in Bethune. Bethune Beach is located at the south end of the island and ends at Canaveral National Seashore.
