Beachside in New Smyrna Beach is defined as the area located east of the intracoastal waterway, between the ocean and the river. The island, as many call it, is one of the most desirable neighborhoods in New Smyrna Beach. Access to the beachside is over either of only two bridges, the North Causeway or the South Causeway. The North Causeway bridge is a drawbridge which opens on the hour and half hour throughout the day. If a boat is not waiting to pass through the bridge will remain closed. The South Causeway has a much higher clearance and passable all day. Single family homes in good condition and priced at market value will typically go to contract rather quickly in this area on NSB. The beachside offers several neighborhoods styles to choose, however all are within a short walk to the beach. Not only does each area of beachside have a unique vibe but beachside itself also has it’s own “downtown” known as Flagler Avenue. Flagler Avenue is the hub of shopping and dining on the island. It is also home to many events throughout the year, from festivals to parades to wine walks.
